LOUISVILLE, Ky. — Churchill Downs Incorporated on Tuesday unveiled new details on three major capital projects that will reshape the Kentucky Derby experience over the next two years, including a new premium hospitality venue, an expanded Homestretch Club, and a significant redevelopment of infield seating and entertainment areas. The upgrades are scheduled for completion ahead of the 153rd and 154th Kentucky Derbies in 2027 and 2028.
“Our new premium hospitality offerings at a range of attractive price points will be greatly enhanced and expanded by our investments in our flagship asset,” said CDI Chief Executive Officer Bill Carstanjen. “We remain committed to elevating the guest experience to support long‑term growth.”
Victory Run: New Four‑Story Hospitality Venue Coming in 2028
Construction has begun on Victory Run, a four‑story premium hospitality structure located on the first turn between the Ford First Turn Club and Skye Terrace. Scheduled for completion ahead of the 154th Kentucky Derby in 2028, the venue will feature:
- Private suites
- Indoor and outdoor dining
- Covered box seating
- Elevated views of the homestretch and finish line
Churchill Downs plans to offer temporary covered seating with upgraded amenities in the area for the 153rd Derby in 2027 while construction continues.
Homestretch Club Expansion Set for 2027
The Homestretch Club, introduced as part of recent modernization efforts, will undergo a substantial expansion designed to increase guest capacity and enhance premium offerings. The project includes:
- Additional patron space
- New VIP seating zones
- Upgraded food and beverage infrastructure
The expansion is expected to be completed ahead of the 153rd Kentucky Derby in 2027.
Infield Seating Upgrades and New Entertainment Amenities
Churchill Downs will also redevelop key infield areas to create new seating, entertainment zones, and sponsorship opportunities. The project includes:
- 1,400 temporary seats added near the finish line
- A new infield cabana concept featuring 500 covered reserved seats along the turf course
- Removal of the infield tote boards to open space for new fan experiences
- Redevelopment of both sides of the historic Winners’ Pagoda
- Underground infrastructure improvements to support:
- A sponsored music stage
- New bar and lounge concepts
- More level and accessible event space
These upgrades are targeted for completion ahead of the 153rd Kentucky Derby in 2027, with Churchill Downs continuing to evaluate long‑term permanent entertainment options for the infield.
